České stavebnictví: Čekání na impuls
Hodnota stavebních prací v Česku atakovala v roce 2023 hranici 700 mld. Kč, což byla nejvyšší hodnota v dosavadní historii ČR.

V meziročním srovnání však v roce 2023 objem stavební produkce (ve stálých cenách) poklesl meziročně o 2,6 %. A útlum sektoru trvá i v prvním pololetí roku 2024, za které české stavebnictví snížilo svůj výkon o 4,6 %. Za tím stála zejména slabá kondice pozemního stavitelství. Aktuální propad sektoru indikuje i pokles počtu udělených stavebních povolení a zahájené výstavby bytů v 1. letošním pololetí. Důvodem je pomalý růst české ekonomiky a stále ještě vysoké úrokové sazby České národní banky.

V příštím roce očekáváme, že by česká ekonomika mohla vykázat růst o 2,5-3,0 %, což by se na stavení produkci kladně projevilo. Stejným směrem by mělo působit další snižování úrokových sazeb ČNB. Stavební produkce v ČR by tak podle našeho výhledu měla za celý rok 2024 ještě vykázat pokles o 3,4 %. Ten by však už v příštím roce měl vystřídat růst o 1,3 % a v roce 2026 o 2,8 %.

Ceny stavebních prací v Česku po téměř deseti letech stagnace začaly významněji stoupat od roku 2018. Důvodem byla rostoucí ekonomika a rovněž naplněné kapacity stavebních firem, nedostatek pracovníků, a tudíž i rostoucí mzdy. V roce 2022 se k tomu přidaly i dramaticky se zvyšující ceny stavebních materiálů a dalších nákladů (zejména energií). V roce 2022 se tak podle dat ČSÚ ceny stavebních prací v ČR meziročně zvýšily o velmi výrazných 12,4 %. Silný růst o téměř 6 % pokračoval i v roce 2023. V loňském a průběhu letošního roku však už ceny stavebních materiálů v souhrnu stagnovaly a ceny stavebních prací za leden až červenec 2024 stouply meziročně o 1,9 %. Na předcovidovou úroveň se však ceny stavebních materiálů jako celku nevrátily.
